BenefitsAlmost 75 percent of Dutch houses are sold by real estate agents who are members of the NVM. NVM members exchange information about the different characteristics of properties on the market and on transaction prices. This information is stored in an extensive database which is only accessible to NVM members. The database provides information on median transaction prices for properties in each quarter, as well as annualized data stretching back to 1985.
The NVM badge is a guarantee of quality and real estate agents in the Netherlands display it with pride. But their membership of the largest association of real estate agents and real estate experts in the Netherlands also has some practical and very real benefits for you as a consumer:
1: National network of 4.000 NVM agents
Information on properties on the market with the 4,000 NVM real estate agents is updated every day and registered with the NVM network using a nation-wide computer network. This means your agent is able to publicize the sale of your home very rapidly, reaching a massive pool of potential buyers. In addition, he or she also has immediate access to a comprehensive overview of all properties currently for sale with NVM agents.
2: The tremendous scope of funda
Funda is the most popular residential real estate site in the Netherlands. It provides a convenient and comprehensive overview of homes for sale, both houses and flats, as well as new build homes and rented accommodation.
3: Fingers on the pulse
NVM agents are always up-to-date with the latest market developments. They have the advantage of being directly connected to the NVM’s digital knowledge centre, a powerful data portal that provides agents with all kinds of information, such as the value (and history) of a home, or background checks on a particular neighbourhood.
4: Compulsory professional training
The NVM requires its members to update their professional knowledge on an annual basis. Professional training courses mean that NVM agents always have wide-ranging and up-to-the-minute knowledge of the property market and the legislation and regulations that apply to it.
5: The NVM's Code of Practice guarantees quality service
In order to guarantee a consistently high standard of service, NVM agents have drawn up the NVM Code of Practice. This specifies the level of expertise, objectivity and reliability that each and every NVM member commits to providing. An NVM agent may not have any direct or indirect interest in real estate, engage in unfair competition practices, or represent both the buyer and the vendor in the same transaction, since this would constitute a conflict of interest.
6: The NVM's Home Guarantee protects you from hidden defects
The NVM's Home Guarantee protects buyers from potential unseen costs by insuring them against any defects in the property that were unknown at the time of the purchase. After a property survey has been carried out by a reputable firm, you are able to take out extensive insurance for a maximum of twelve months. This insurance provides generous cover against any unexpected costs that may arise, such as a faulty boiler or central heating system, cracks in the foundations of your house, a leaking roof or rotten floorboards.
7: NVM’s unique Legal Assistance Insurance Policy
The NVM has developed a form of legal assistance insurance for the buyers and vendors of private real estate. This entitles you to legal assistance in the event of a dispute in relation to the sale contract for a property.
8: Peace of mind through professional indemnity
All NVM agents are insured against damages resulting from professional errors, and this also works in your interest. If a dispute should arise with an NVM member and the court rules in your favour, this insurance means the agent will be able to pay you damages or costs if he or she is ordered to do so.
9: A good listener for questions or complaints
When an NVM agent is working on your behalf, you can always turn to the NVM Consumer Information Service (on +31 (0)30-608 51 89 or by e-mail). For serious cases, we may even initiate disciplinary proceedings, which may be applied to any NVM agent. The aim is to protect your interests and uphold the good reputation of NVM real estate agents.
